WHAT WE DO, IN DETAIL.
A lawn almost never dies all over. It's zones — under a tree, along the driveway, where the dog runs, or after a grub attack. We diagnose the cause before seeding (otherwise it comes right back), prep the soil (dethatching, raking, quality topsoil), then overseed with a blend matched to the area's sun exposure. Full sun, partial shade or high-traffic: those are not the same seeds.

Repair or full sod replacement?
If more than 50% of the lawn is dead, sod is often more cost-effective. Below that, overseeding costs far less and blends in better with the existing grass. We tell you straight which is worth it.
When should you seed for it to take?
Late summer to early fall (mid-August to late September) is ideal: warm soil, cool nights, fewer weeds. Spring works too. We avoid the peak of summer.
How long before I see green?
Germination in 7 to 14 days depending on seed and watering. Full coverage in 4 to 8 weeks. We stay available if a zone lags.
